The numbers don’t fit the newspaper stories.
The statewide existing-home median sales price remained stable at $247,900 in the third quarter; a year ago, it was $247,800.
I ‘ve read a lot of horror stories about Florida real estate but the median price is the same as last year! Where’s the problem?
I guess condos are sucking wind but overall the market is stable. I gotta quit believing what I read.

I’m sure they are very happy in Florida considering the declines seen in other areas.

It is about time someone began to notice that the media is loosing their punch on shock value. Here on the island’s of Sanibel and Captiva we have seen a decline in overall sales however, there has been absolutely no decline in real estate values.Certainly other places in Florida have a different story. This is mainly a result of the flipping craze. Personally and professionally I feel the leveling off is a good thing! There is no way the appreciation could have held on….Ten years from now we will all look back and see that the investments we made were intelligent and secure. Instead of the bashing how about a focus on the lifestyle, natural beauty, warm weather and over a thousand miles of pristine shoreline.

People often confuse a decline in sales with a decline in prices.
As a regular homeowner, a decline in sales is somewhat interesting but a decline in prices causes fear.
So the headline might say “Homes Down 25%” but they mean sales are down 25%.
