Staging the interior of homes is now given a lot of attention and is generally done very well.
Staging the landscape is rarely done. I’ve seen million dollar homes that were beautiful inside but the backyard looked like the 1970’s. One home I have in mind still had railroad ties as part of the landscape! And they wanted over a million?
I wonder if it every sold?
The problem with landscape staging is that it is more expensive than interior staging. The average home, however, can look dramatically better for several hundred dollars.
It’s a great investment for the home seller.

it sure is beautiful. i have never been to az until last august and was so taken away by its natural landscape! it’s just so different from what i have ever seen before. staging the landscape will definitely help to enhance the curb appeal and that helps to get people through the door to actally see the interior.

Landscaping is beautiful, but don’t over do it early. It will overgrow and be a mess in just a couple of years. If you need to landscape investment property, go with low maintenance plants (like cactus). Finally, find a company that can put down commercial grade pre-emergent weed killer to keep the gravel lawn looking nice.

Good landscaping can definitely do wonders for a home, but it’s not something to think about only when a for sale sign goes up. I can tell an immediate difference between a home that has been carefully planned out and landscaped (not necessarily by a professional), and one that threw down a few potted plants in hopes of making a quick and big sale.

Probably the best bang for the buck is destruction; removing plants and trimming up lower tree limbs, especially those that block the view of the front door.
Cactus are great because you don’t have to have a functioning irrigation system.
When you add non-cactus plants there is the additional complication (cost) of getting water to the plants.
