Arizona home prices - August 2007 - 14 cities

All 14 cities we follow showed median home price decreases between August 2006 to August 2007. However, condos/townhouses in two cities, Phoenix and Tempe, showed median price increases.

The median home price for all of Great Phoenix declined from $262,500 in August 2006 to $255,000 in August 2007, a 3% decline. The median price in July 2007 was $265,000, so August 2007 shows a 4% decline from July.

    Wow, I just got two of my zip codes I track and the total for both of them is 10 sales!!! That is the lowest I have seen it in 2 years I have been tracking with you John. Usually it is like 10-15 per zip code.

    What are you seeing in all your data John?

    When will the new Market at a Glance be out?

    Clay, read the note in Home Sale News. It only included 2 days of home sales this issue because of a data problem.

    Home Sale News doesn’t always have the same number of days of home sales each week.

    Nevertheless, your point is right, sales were low in August. The number of sales was only 75% of August 2006.

    Looking at the number of homes sold January through August, 2007 is 79% of 2006 and 49% of 2005.

    Ahh. I usually just scroll down to check out prices and see how many units sold. Thanks for clearing that up John. I am glad to hear that things are not that bad. Man that would have been brutal.

    Any word on when the Market At A Glance will be up?

    Maybe Monday or Tuesday. The MLS updates the data on the 15th of the month, more or less, and I run the Market at a Glance within a few days after that.
