Prices seem generally flat.
What caught my eye was Phoenix. Phoenix prices have been a “bright” spot among Valley cities. It’s prices have been stable and strong compared to the other cities. The Phoenix median home price peaked late, last May at $229,000. In September, however, the median price for Phoenix was $211,930, a 7% drop from the May peak.
Since Phoenix accounts for roughly 30% of home sales in the Valley of the Sun, a decline in the median home price in the city of Phoenix has a big impact on the metro Phoenix median home price.
At the other end of the cycle, I’m also keeping an eye out for Sun City West. I wonder if Sun City West has already bottomed out. The median home price in September was $201,900 or 22% less than the peak month of May 2006 ($259,000).
