Updated: Arizona zip code real estate price and sales charts have July 2008 data

Check any zip code listed below in the right-hand column.

Although July home sales were the highest of the year in a few strong Phoenix area zip codes, home sales were down in most zip codes in July which is typical for the month.

Even in zip codes with strong sales in July (relatively speaking), the median home price continued to fall in those zip codes.

Absolutely love these zip code reports. By far the most useful tool I’ve found for gauging the real estate market at a local level. Fantastic work.

I’m curious if you’ve going to publish a metro area report for this month. I ask because I just read the ASU report by Butler in the East Valley Trib and his numbers show an absolute collapse in prices for July. Median down 8% from June and this only includes traditional sales. Looks like close to 10% in Scottsdale, this time including foreclosures.

Do your numbers for July agree with this? Because I was very surprised to see such a sharp 1 month decline. Maybe there’s a lot of voilatility in his numbers?

I usually do a report called “Phoenix Real Estate Market at a Glance” each month based on MLS data. I plan to continue with it, however, the new MLS manager in Phoenix changed the monthly MLS reports. The new reports are great but they are different from the old reports so it can be hard to find the same data I have been using.

I hope to get to it this coming week.

Ah yes, the new MLS system could change things up a bit.

I wonder if Butler also gets his stats from the MLS and whether a change in reporting could be behind the large monthly drop?
