I don’t know if the video does a very good job of explaining how much money Scottsdale home sellers lose when they focus on “Average Days on Market” as being the normal amount of time they can expect it to take to sell their house.
Home sellers are in a stronger negotiating position when a house first hits the market but they lose that advantage very fast!
By the time “Average Days on Market” strolls around, home sellers are in a very weak negotiating position. By that point, any potential buyer is not worried about losing the home to another buyer so they can push harder on price.
