This is the latest Case-Shiller data for Phoenix that splits the index into price points. The different behavior of the 3 price levels in metro Phoenix is absolutely fascinating.

This Case-Shiller index is the best data available for estimating actual appreciation (or depreciation) but the data is oldish, the most current data is through July 2011.

Tier Breakpoints (July 2011)

  • Low Tier – Up to $94,859
  • Middle Tier – $94,859 – $167,547
  • High Tier – $167,547 and up
