I removed rentals since I don’t handle rentals. Nevertheless, you can find rentals here

Hey John,
I know this may be a lot to ask, but how about adding a search feature that enables one to weed out certain home builders. There are a lot of houses that meet my square footage, location, upgrades, etc requirements but the moment I see that it’s a KB Home, I know that the house is NOT what I’m looking for. I realize that will just encourage agents to list the home builder as “unknown” but at least it’s a start.

Jeff,

This site can’t do that, however, I think your Realtor (or I, if you don’t have a Realtor) could do that for you with a custom search made directly in the MLS.

Hi John;
We are thinking of coming down to a few areas in the states to check out bank owned properties. What is the best site for that in your area? Even better, with your knowledge, what is the best area and ‘bang for the buck’ in the overall Phoenix area. I’ve had a client who has been searching and they’ve found houses for $60k. When I hear that I worry about areas, etc. Can you generically give me an idea of the price ranges for court ordered sales, and those that would be in good areas for rental purposes, how much rent you could ask, what are the price points and better options in a nicer neighbourhood, where we would like to come down to stay ourselves ie/ like hiking (not into golfing), biking, privacy (we’ve got 2 large acreages just outside of Vancouver and on the ocean - so very spoiled here). Obviously our budget would go up accordingly, but until one of our properties sells here, for now maybe $150k. for a good rental.
ie/ what would you buy if you had $150k.

Bev, call me at 480-596-3851. I want to know about how you want to use the property before I can narrow it down. Metro Phoenix has about 4 million people so there is plenty of everything. This isn’t too much of an exaggeration but Canadians generally fall into 2 groups, those who want an inexpensive newer homes on the periphery of the metro area to catch some sun, and those that want a condo in Scottsdale in the thick of all the action.

We’re definitely more periphery type - but at this point it has to be in an area good for rental, but also nicer area if possible - smallest house on the block (not necessarily) - better put - best buy on the block??
Will call tomorrow. I’m also forwarding your site to my brother in Alberta. He has a friend who is looking as well.

FYI - I had trouble pulling down my favourites - maybe something wrong on my end, as my system slowed to a halt once or twice. Overall, I continued to look in Texas, and can’t find a site that has the court ordered sales. Yours is a dream! What company do you use?

just joined up and have spent a bit of time window shopping ( nice web site)

I do have a question regarding maintanence of a property…as we would be purchasing for vacations not a primary residence. What management companies would you recomend for care while we are not there? this is part of our dilemma in purchasing house vs maintained condo ( we would rather a house)Could you also tell me a bit about short sales vs bank owned regarding risk/bennifit to purchasers. Also what are the legalities regarding taxes/capital gains for canadians should they sell/have a death etc? not sure if it is the same as Canada. I guess I had more than 1 question sorry! But we are really looking forward to finding the best bang for our $, and a vacation property to enjoy, I am no real estate guru either so anything you can suggest would be appreciated!
