I think your info is wrong. I subscribe to your emails for a few zipcodes so used you to try and check on AZ Republic price of home in Ahwatukee today. When I checked your latest report for 85048 and was shocked to find homes sold for $111 a foot. If you can produce those homes I’m pretty sure I can line up a big pile of cash to purchase them. Of course, within 1 minute I was able to ascertain that the loan on your 3115 E Verbena Drive sale was for $395,000 so that means that on 1/8/08 this buyer got a loan for 100% of the purchase price of his loan. Maybe the mortgage crisis isn’t over yet but I think the days of no equity loans is pretty much behind us.
Personally, I am dismayed to find out that your data can’t be relied upon. More importantly, you are giving buyers false hope of what they can purchase and doing a disservice to the owners of property. Please verify that I am correct and then apologize to your readers. You owe it to the public that if you can’t report accurate information then you should desist from this form of advertising.
As a side note, I realize that you probably have a flaw in your computer program that builds this info because no real estate professional would not have alarm bells go off when he saw houses selling for $111 & $125 a foot. This would be the biggest story the AZ Republic ever had since that would mean that every home in Arizona was worth less than construction costs.

I should have noted that the recorders office reports the sales price of the Bighorn property at $482,500 ($148/ft) & the Verbena property at $528,000 ($167/ft). Year difference is sales date might reflect market changes but I’m not a Realtor so I’m just guessing.

Good news! The numbers are accurate!
I just checked the sales prices against a different database, the MLS, and came up with the exact same sales prices for those two homes you mentioned.

I think you are right, there are some shockingly low sales prices out there.

Keep an eye on the Assessor’s web site and when they updated it with these new sales, let me know it says.
If they don’t match what I have, I’ll have to debug it, however, I think they will match.
I just sounds to me like a couple of sellers lost a ton of money on those two homes and a couple of buyers got great deals.

Your information on the listing price of my clients home on 214 E Mountain Sky is wrong. You show it was listed at $499K but it was actually listed for $359K. It was a short sale and closed at $356K, very close to the asking price. It may have been listed for the higher price in a previous listing.

That particular chart shows closings and sold prices and is based on Maricopa County data. It could be the company I buy the raw data from, or someone else along the line, misread the 9 as a 6.
