This zip code is entirely in Maricopa county and it includes the Town of Queen Creek. I don’t have data on the neighboring area to the east in Pinal county (85140 and 85143) which is also called Queen Creek.

In the “inventory of homes listed for sale” above, it shows 1200 in Nov. and 875 available for sale now. I’m, confused, if so many people are losing their homes and people are not able to get loans to buy, why are there less homes available now than there were 10 months ago. Have they really all been sold and new ones are not popping up as we are told by the news.

I only have data for Maricopa County.
Inventory is indeed down. This is caused by the crazy low prices.
The very low home prices has 2 effects.
1) More home buyers want to buy those inexpensive homes.
2) Fewer homeowners want to sell at such low prices.
The result is inventory falls.

also, people who have no chance to sell, remove their homes from the mls. Like if you owe 240k, and the home is now worth 120k, well the math is quite simple… notice the days on market, that tells the true tale.

I am not from the area and wonder what the comunity is like regarding crime. The prices I see are interesting to me, but are low prices saying something other than the market value of homes.

Robert W, It’s mainly for 2 reasons, 1) the homes are on the periphery of the metropolitan area, and 2) a high percentage of homes in Queen Creek were built and sold at the peak of the real estate boom so when prices tanked, the homeowners had no equity, there were a lot of foreclosures which lead to even lower prices, more foreclosures… and so on.
If you don’t mind the commute, it’s a great option.
