Hi, great site. Do you have any stats from December 06-May 31-07 on Adobe Hills in the 85207 zip code?

I’m curious. Why do you want that data?
If it’s a legal thing, like for an estate or a divorce, you can get an appraisal done to find a home’s value on a certain date in the past.

I am trying to understand the market history so I can be an informed home owner. Do you mean there is a type of appraisal that does not access current value but historical value? or do you mean that an appraisal should contain a home’s historical value over a period of time? Yes, that’s right. For example, for tax purposes it may be necessary to know the value of a home at the time it was inherited, perhaps years earlier.

Hi great website. Curious as to the difference between median list price per sq. ft and median sales price per sq. ft. Your data above shows median list price at $152/sq ft. while the current median sales price is approx $100/sq ft. How could there be such a difference? Is this foreclosures/auctions etc.?

The list price is the “asking” price listed in the MLS. The sale price is the actual sold price.
The median list is of homes that haven’t sold. The median sale price is of homes that have sold.
Partly the difference shows that less expensive homes are selling more than more expensive homes.
In addition, the sale price is usually less than the list price for an individual home.

Hi,
I’m new to the area looking for a 2nd home. I see the price trends are still down and the inventory is turning up and I read that another round of ARM resets this year will cause another round of foreclosures. One option is to wait but I’m sure there are still some bargains to be had now. I was recently shown a home (my wife is working with a Realtor) that was around 2600 sq ft that was just put on the market in the Mesa area (85208) for $78 per sq ft. It is truly in move in shape having been repainted and all new floors. I’m worried that this home will be worth less right away (maybe as much as 25% less by this time next year given the trends) but I’m also worried that I might be passing up a really good deal. What is your opinion (on that particular price given the shape it is in and the location and on my analysis of the current trends)?

(I just noticed your comment. Sorry about that. I was having some internet problems.)
Mike, just look at the graphs for 85208 on a cost per square foot basis. The trend is clearly up. Could it turn down again? Sure. But I doubt the median will go below the bottom reached in 2009.
Now, of course, just because the median price is excellent doesn’t mean you can’t overpay for an individual home.
Nevertheless, overall I would feel VERY comfortable with buying in 85208 right now (but it depends on the individual home).
