I like your site, very informative. Are we near a bottom? Glad I still have some value left in my home in 85234, but how much further can it slip?

Jordan,

I don’t know where the bottom will be. Since prices are falling steeply now I suspect prices in Gilbert will continue to decline. I also suspect that some zip codes will start bottoming out in next winter.

Home buyers can find good prices now but that doesn’t mean the median home price won’t continue to fall for a while.

My husband and I were going to refinance our house to take the loan from 15yr to 30yr to give us a little more wiggle room to ride out the economic crisis. The appraisal we received has our home devalued $38K from what we paid in Aug. 2004. We’ve put in about $50K in improvements, so that’s an even greater decline. I watch your graphs for 85234 and it doesn’t look like the market for this area is that bad. Are foreclosures really driving prices down that badly?

Well, for a ballpark comparison, if you look at the graph for “Median Price/Square Foot” you’ll see that the price is similar to late 2004 for 85234. With your improvements, the appraiser may have been too conservative (low), they often are for refinancing. In addition, some areas have been hit with value reductions more or less than others areas within 85234.
