The median list price and list price per square foot data for the last few months shown quite a different trend in 85251 than in any other zip I checked. Any insight as to why?

What trend is it? I see a lot of zip codes with list prices trending lower.

Also the listing charts aren’t exact numbers like the sold chart above them. They are only good for looking at general trends.

With such a steep decline in recent months, I would want to see a few months with a flat or rising trend before considering a bottom.
