    Thanks a lot John!

    It seems that the median price per square foot is going down faster than the median price. Does that mean the median listed house is getting bigger?

    When do you think the inventory will start to decline again in the 85260 and 85259 areas?

    Perhaps homes are skewing a bit larger but this data has a lot of potential error so it’s best to just use it to see general trends - is the graph going up, down or sideways - and expect it to be accurate beyond that.

    I thought the inventory would have started to decline by now as it did last fall, so I don’t know.

    I don’t expect the inventory to decline to “normal” levels for 3, 4 or 5 years.
