Again, John, these graphs are simply wrong. I think you need to add 85262 and 85266 to get accurate readings until the change in zip code straightens itself out.

Well, I buy this graphs every month (they aren’t cheap) and they aren’t set up to combine zip codes.

I could just remove this charts for the new zip codes and wait 6 months before posting them again. Now, that I can do myself.

Or I could write a little declaimer on the zip code graphs that are new or had their boundaries changed on July 1.

What do you think?

what i dont understand is ,why do these 2 graphs show different numbers?

85262 Median Price/Square foot (approaching $150 sq/ft)
and
85262 Median List Price Per Square Foot (about $250 sq/ft)

shouldnt both graphs tell the same story?

does it mean that from the listing to resale there’s so much of a drop ?

iossy, That’s it exactly!

I just checked another source and their numbers for one recent week (not month) shows an AVERAGE (not median) list price of $363/SF for unsold homes and an AVERAGE sold price of $171/SF so the disparity is much larger when looking at averages instead of medians.
