85266 Scottsdale, Arizona - Home Sale Charts (Beta)
About the home sale charts. I create these monthly charts using official Maricopa County home sales data. I’m still beta testing these charts so they may still have some errors. Please contact me if you see any errors.
Be aware that the fewer the number of sales, the more erratic the median prices will be from month to month.

About the MLS listing charts. I buy the charts below from Altos Research. They create the charts using data gathered from Realtor.com and not directly from official MLS data which is not available for this purpose. The two datasets, however, should be similar. John,
This can’t be correct. The median price of a home in my zipcode has not increased from 350k to a bit more than a million in less than six months! I think your baseline or starting point is off. Perhaps the newness of the zipcode has altered the results?
Anyway, fun stuff. I’ll be thinking of you when I sell this house … whenever.

Yeah, that’s totally off!
There’s a lot of error in these charts to begin with but the new zip codes are totally wacked and probably will be for a number of months.
Yes, the inventory was zero until the zip code was created on July 1 and even after that a lot of listing used the old zip code.
Anyway, don’t trust this data for awhile.
It was nice that Altos Research added this zip code last week after I contacted them about it.
