I wonder what percentage of the sales is ‘Short Sales’. Not sure if there is a way to exclude them out but if it can be done, then we can tell what the ‘normal’ sales would look like. Do you agree, John?

I just checked the MLS for 85286 there have been 107 single family homes sold this year of which 10 were marked at ’short sales’ and 12 were marked at ‘bank owned.’

The number of short sales and bank owned is higher than that because the listing agents often don’t mark short sales and bank owned home properly.

Nevertheless, it gives you a good idea of the ballpark we are in, say, 25% to 35% are short sales or bank owned.
