We just bought ahome in this zip code. WOW! It is the perfect place re: location. WE are literally 3 minutes for 4 grocery stores (plus an AJ’s Fine foods,) major department stores. tons of specialty stores, Foothiils Aqiuatic center, theaters, great doctors and hospitals, (Midwestern Univ is adding a Dental College to their campus )sports arenas, restaurants, you name it! Such a convient place to live and I’ve saved so much on gas in the 2 months that we’ve lived here.
And what a great place for kids! We have Arrowhead Valley borders Skunk Creek for foot paths for walking, riding jogging watch out for teh bunnies and Gambel quail! And it is so quiet….amazing that we’re also 3 minutes from the 101 Loop…..never a traffic jam no mater what time of day. We’re stayin’ put….

Debby,

Yes, sell ASAP.

If you can’t afford to sell, enjoy the home and don’t fret over it. A ton of people did the same thing. Its not your fault.

Hello John:

I just inherited a house that has to be divided with a brother and sister. I was wondering if we should: (1) sell the home which at one time appraised at 340,000 now at 215,000 and sell at 190,000 or (2) refinance and
give every family member 53,000 and rent it out and then split the profit sometime in the future?

your friend,

Papa Chuck

Papa Chuck,

Without knowing your situation, my first impression is that you should sell it ASAP and split the profits.

Option 2) has a lot of potential problems. Call me for an explanation.

John, what happened to all those comments that were here a couple weeks ago. This blog has always been slow until then, then a bunch of comments showed up, I posted a comment on how many comments there were, now they’re all gone including mine? whassupwiddat?

Tom,

There are comments at the bottom of most pages. Maybe what you saw was on a different page.

I rarely delete comments and then only when they are too commercial or are “flaming.”

These charts are amazing - it just goes to show how neighborhood specific things are in Phoenix. According to the current dataset, a fair offer for a house in this zip code is somewhere between $50k and $500k. Wow!
