Love seeing your sight, it matches up to what I am seeing as we are preparing to buy. 879SF units closing in the 40’s wow, a year ago they where high 60’s and low 70’s. 2br Units are still dropping as the low ball closings are setting the market price. Like it or not Sun City got hit as hard if not harder with the down market and now I am seeing Forclosures in 2BR unit at 50,000 list price, that is sure going to bring some prices down. My husband and I look constantly for “our” home, what we are still seeing is alot of home owners listing at prices that don’t meet up with the “new” comparables, and then when their house sits and doesn’t sell they don’t understand why. I have been recommending your site to some of those looking to buy and SELL, sellers need to see realty of what there house is now worth. We hope more people start looking at your site, our search would go better with prices that are real not dreams.

One more comment. Sellers de-clutter and clean it up, too many chotzkees cluttering up the view of the size of the room. Stage your empty units make it feel like a home, your chances of a sale will go up. No buyer wants to use their imagination that hard. If your appliances are avacado or gold then your home shows as old (those colors where 30+ years ago, think about including a give back for appliances replacement, it looks enticing rather than a buyer feeling like they have to spend immediately after buying.
